A basement excavation that runs to the property line looks straightforward on a drawing. On site, it's one of the more sequencing sensitive scopes a shoring crew handles, and shotcrete sits right in the middle of that sequence.

The Problem With Splitting the Scope

On a lot of projects, three separate trades touch this same wall: one builds the shoring system, another installs waterproofing, and a third sprays the shotcrete. Each one shows up on their own schedule, coordinates through the GC rather than with each other directly, and the sequencing risk lands squarely on the project. If the waterproofing membrane goes in before the shoring is fully set, or the shotcrete gets sprayed before the membrane cures properly, the basement's dry once backfilled becomes a real question mark.

Why the Order Matters So Much

The typical sequence on a below grade wall goes something like this:

  1. Shoring system installed, whether soldier pile and lagging, soil nail, or tieback supported

  2. Waterproofing membrane applied to the shoring face

  3. Shotcrete sprayed over the membrane to form the finished structural wall

  4. Backfill placed once the wall has reached adequate strength

Skip a step out of order, or rush the timing between them, and the whole point of the waterproofing gets undermined. This is one of those scopes where "close coordination" isn't a nice to have, it's the entire reason the wall performs the way it's supposed to.

How a Single Crew Changes the Outcome

When one contractor self performs the shoring, the waterproofing coordination, and the shotcrete application, the sequencing lives inside one team's schedule instead of being negotiated between three separate subcontractors trying to protect their own timelines. What GCs Should Ask Before the Wall Goes In

  • What happens to the schedule if one step runs behind, given how the other two depend on it?

Shotcrete is often the last visible step on a below grade wall, but it only works as well as the sequence that led up to it. A basement that stays dry for decades depends less on any single material and more on whether the shoring, the waterproofing, and the shotcrete were treated as one connected system from the start.
